RENTERS AND PARENTS: THINK VERY CAREFULLY BEFORE LEASING AT MAISON BURBANK.
I am sharing our experience because I wish someone had warned us.
When my daughter subleased an apartment in summer 2025, Maison Burbank required us to pay for the entire month of August even though she was not allowed to move in until August 15.
Only three months later, she was pressured to renew for the following year or face a substantial rent increase. She renewed in November, far earlier than most renters would expect to make that decision.
After struggling to get Maison Burbank to do the slightest maintenance over the past year, my daughter found another apartment to move to this summer and someone to take over her Maison Burbank lease. The incoming tenant delayed signing and has yet to provide us with the promised August rent.
Maison Burbank threatened us that if we did not pay and the rent became delinquent, we would be reported to the credit agencies, and they would damage our credit, making it impossible for my daughter to secure a new place. We therefore had no choice but to pay Maison Burbank's August rent, the new apartment's rent, and a new security deposit.
It is now August 24. The new occupants are living in the apartment, yet our daughters, the people who actually paid the August rent, have not been reimbursed. Maison Burbank's response is essentially: “Not our problem.” They will not even assist by contacting the current occupants regarding reimbursement.
When Maison Burbank's money was at risk, protecting their interests was urgent enough to threaten our credit. Once they were paid, the financial harm to us suddenly became “not their problem.”
That double standard speaks volumes.
Had we known how Maison Burbank would handle a situation like this, we would never have renewed.
I am sharing our experience so other families can make an informed decision before finding themselves in the same position. I would also appreciate hearing from anyone with a similar experience or suggestions on what steps we should take next.

Lease obligations, including rental installments and relet arrangements, are handled in accordance with the signed Lease Contract. Any reimbursement agreement between an outgoing and incoming resident is separate from the property’s lease obligations. If I could no stores I would
I DO NOT recommend this property to anybody. It is in such poor condition and there are rodents! The managers are rude and the reviews are nothing but lies. It’s affordable but you get what you pay for. Rodents, cigarette smell, poor communication, and structural problems. It’s falling apart and the staff here don’t care. There have been shooting around here as well, so aside from the unsafe living conditions due to it not being kept up, it’s unsafe physically

Don’t do it!!!!
If you love your children, do not allow them to live here. It has been a nightmare. There are RODENTS and Pest. There are major customer service issues. The property is not maintained. It is literally falling apart. The residents are uncomfortable asking for assistance due to attitudes when attempting to get their needs addressed. There is no follow up after service request. They do not care about the residents. They are only concerned about receiving the money. An overhaul needs to happen here before they let anyone else move in August.
